Buying your first home
Borrowing power, deposit, and a lender that will actually say yes.
The first home is the one that feels the biggest. Not always because the numbers are the hardest — because everything is new.
We help you work out what you can borrow, what the deposit actually needs to look like, and which lenders are likely to take your file. Then we package the application so you are not guessing at the bank counter.
You do not need it all figured out before you call. That is the job.
What we actually do
An honest borrowing figure — not a headline number that falls over when a lender looks at the statements.
Deposit, LVR, and which banks are more flexible if you are a bit short. Pre-approval so you can look at homes with a number in your pocket.
Structure too: one loan or two, a fixed chunk and a floating chunk, offset if it earns its keep. We look past the rate to what you can live with.
- Borrowing power that matches how lenders really assess you
- Deposit and LVR — including when a smaller deposit is still possible
- Pre-approval before you start making offers
- A loan structure that still works after you have the keys
KiwiSaver and the first-home loan
KiwiSaver can sit alongside a home loan. A lot of first-home buyers use a first-home withdrawal, and some also qualify for a First Home Grant. The rules depend on your savings history, your contribution record, and the property.
We will talk you through the lending side in plain English — what a lender will count, what they will not, and the order of operations so settlement does not get messy.
Your KiwiSaver provider still has to process any withdrawal. We are mortgage advisers, not lawyers, and we will not pretend the provider paperwork is optional. If something sits outside our licence, we will say so and point you at the right person.
